For each flip record: Sale price, platform fee, payment fee, shipping cost, packaging cost, return cost (if any), actual buy price, time spent. Real margin = sale − all costs. Track margin %, not just dollars. A $50 profit on a $20 buy is great; a $50 profit on a $300 buy is not.
